Resident Housing Agreement

Disclosures:

This is a temporary housing agreement NOT a lease agreement which means occupants have no tenants rights nor protection by Minnesota Landlord and Tenant Statutes.

This is NOT a sober house; It is a transitional housing residence for men of high character. If you are reading this agreement it is because you have been selected, approved and were voted by our board to be considered of excellent character and high potential growth with the desire to be formed into being an improved Man of God.

Rules:

A. Sobriety

A1. Continued sobriety is expected. Lack thereof is grounds for removal.

A2. Random alcohol and/or drug testing will occur at your House Manager or Board’s discretion.

- Refusal/adulterated tests will be negative. Any negative tests will result in immediate removal.

A3. Prescription medication must be disclosed to your House Manager and Board prior to move in.

A4. Each occupant is solely responsible for their prescription medications including: proper dosage, safe keeping and the related.

- Prescription medications may only be consumed by the prescribed person. Any violation of these rules are ground for removal.

- Medication counts may be done at random.

B. Conduct

B1. All occupants will treat others with love, joy, peace, patience, kindness, goodness, faithfulness, gentleness and self control.

B2. Verbal abuse or violence will not be tolerated. Any verbal violence is grounds for removal.

B3. Physical abuse and or violence will not be tolerated. Any physical violence will result in immediate removal.

B4. Property theft, property damage, sexual harassment, threatening behaviors, coercion and the related will result in immediate removal.

C. Meetings

C1. Three Meetings: You are required to be at your Monday Evening House Meeting to walk through chores and house rules; Midweek House meeting led by Dennis Otto; and Sunday Church.

- Any absence will have to be approved prior by your house manager. Consecutive or excessive tardiness or absence are ground for removal.

C2. All occupants are required to join the house text message chat made by the House Manager.

- Questions must be replied to in a timely manner.

D. Common Areas

D1. No guests permitted.

- Any visitors are recommended to be outside or the park.

- Residents are fully responsible for all of their guests' actions.

D2. Curfew is 11:59pm

- Failure to return by curfew will result in being locked out of the property by the house manager.

D3. Quiet hours 10pm-6am

D4. No sleeping in common areas overnight

D5. The house is under 24 hour surveillance. Act accordingly.

E. Individual

E1. Residents are subject to Room searches and belonging searches at the House Manager or Board’s discretion.

E2. Respect the privacy of other residents

E3. Employment is required. Aid will be provided to help create resumes for those seeking improved employment positions.

E4. Rent paid according to the rent schedule via Rent Cafe. Failure to follow the schedule termination of all agreements and immediate removal.

E5. Residents may be discharged for any violation of this agreement or other rules made by the board
